Project - Standard of buildings

The project comprises 5 four-storey office buildings of a top quality standard.

To meet the expectations of firms that use the BCB Business Park, we are offering buildings of standards adapted both to the needs and financial capacities of future lessees. However, we always make sure that the execution standard is of top quality.

According to the design, our project is made of modern materials, in compliance with global urban trends that are characterised by large areas featuring glass and aluminium, which create the impression of space and the penetration of external and internal environment of the building.

The areas on individual storeys have been arranged as open spaces, except for glassed lifts, staircases, toilets and kitchens. Individual storeys do not feature any divisions into rooms. Such divisions will be provided at the first stage, in compliance with the requirements of our clients. Therefore, every firm may design its own customised office.

Office space standards at the BCB Business Park:

I. Functional and spatial parameters:

  • height of rooms (from the floor to the ceiling) is min. 2.70 m,
  • division into office spaces – modules from 150 m2 to 500 m2 with the option to connect up to about 1000 m2 or separate the whole floor for a single company,
  • the option to customise the interior arrangement,
  • sanitary centres (public WCs) located in each wing of the building and on every floor, i.e. two WCs on each storey,
  • each sanitary centre provided with separate ladies’/men’s rooms,
  • one of the two sanitary centres on each floor provided with a disabled-friendly toilet,
  • one of the ladies’ rooms in a sanitary centre on the ground floor provided with a room with a bidet,
  • there will be a public kitchen at each of the sanitary centres on every floor,
  • a buffet/canteen rendering catering services may be located on the ground floor at the entrance hall or partly in the hall, if required by the lessees,
  • each building to be fitted with three fast lifts located at the communication centre of the main hall,
  • escape staircases will be located in each wing (without lifts),
  • a garage hall will be located in the underground floor of the building, and
  • the BCB Business Park is monitored.

II. Technical equipment:

  • mechanical force-exhaust ventilation with heat recovery,
  • central heating and air-conditioning to be based on the air-conditioning-convector system fed with the gas boiler house on the roof of the building or the heat distributor centre (GPEC) located on the underground storey,
  • a smoke exhaust system is installed in the underground garage,
  • supply from the power grid,
  • CCTV system integrated with the alarm-fire system; additional cameras are installed at access control points,
  • the access control system in the garage, on the ground floor (the entrance level) and at the entrance to each wing on every floor,
  • technical floors,
  • emergency power supply has been designed for each building, i.e. generating units and the redundant power supply from the power distributor.

III. Building structure:

  • monolithic reinforced concrete structure.

IV. Fit-out standards:

  • cladding of external walls made of hard materials resistant to the action of atmospheric conditions,
  • internal load-bearing walls made of reinforced concrete, other partition walls that separate permanent rooms, i.e. sanitary units, service rooms, personnel rooms, access control rooms and public communication routes to be made of solid bricks or ceramic hollow bricks. Other walls are to be customised according to the interior design in the open space system and made of plasterboard panels,
  • floors in public communication zones (staircases, halls and main corridors) are to be made of granite and stone tiles of a high standard. In open-space office modules for rent, carpets are to be fitted on floors. Floors in the garage halls are to be made of industrial type concrete,
  • ceilings on all over-ground storeys are to be suspended,
  • energy-saving lighting. In the open-space communication zones, WCs, personnel rooms, service rooms and technical rooms system fittings of fluorescent lamps are to be suspended,
  • railing in staircases in halls and mezzanines is to be made of stainless steel,
  • window and window frames in some of the façade walls are to be made of system glass and aluminium; on the ground floor there will be anti-burglary hardware and panels,
  • door and door frames. External doors will be made with the aluminium system and fitted with a self-locking system. System doors to office rooms are to be fitted with Yale locks,
  • WC fittings – sanitary rooms are to feature a photoelectric system (washbasins and urinals); lighting – a movement sensor.
